Stupak Community Center

The Stupak Community Center is located in a Las Vegas inner-city neighborhood near the intersection of W. St. Louis Street and Fairfield Avenue.  This new, two story, 31,045 square foot recreation facility is being built next to an existing park.  The project will provide administrative space and recreational facilities for all age groups.  Features include a gymnasium, indoor track, tot-lot and basketball court.

NBD worked with the architectural firm of Dekker/Perich/Sabatinni to develop the project site; providing horizontal control, grading plans, on-site utility plans, off-site improvement plans, easement preparation, details, water network analysis, drainage study, and traffic study.

One of the issues faced on the project was the relocation of a utility corridor that in essence split the structure in half.  The existing neighborhood was developed in the 1950s and infrastructure did not follow approved lot lines.  Over the years, the City had established alleyways through the neighborhood but they had not been recorded or developed due to the lack of necessity.  NBD worked with the City to establish the new utility corridors and with both Nevada Power and Southwest Gas to relocate their infrastructure around the new Community Center.

Blue Diamond / Cimarron Commercial Center
Client:  MBA  Associates

Located along Blue Diamond between Cimarron Road and Warbonnet Road approximately 8.5 acres.  This site will include retail, auto service, fast food, restaurant/bar, Taco Bell, day care and a gas station.  Project elements provided by Nevada By Design included Hydrology Study and the Civil Improvement Plans.

Client:  MBA Associates

Nellis / Desert Inn Commercial Center
Client:  MBA Associates

Located along NE Corner Nellis Approx. 4 Acres.  This project includes Retail, Auto Zone and Taco Bell with other retail.   Project elements provided by Nevada By Design include  Topographical Survey, Boundary Survey, Parcel Map, Easements, Hydrology Study, and Civil Improvement Plans.

Rulon Earl Mobile Home Park
Client: Housing Authority of the City of Las Vegas

Rulon Earl Mobile Home Park is operated by the City of Las Vegas Housing Authority and provides affordable housing options for senior citizens of Las Vegas and Clark County, Nevada.

Nevada By Design initially prepared a Preliminary Feasibility Investigation on an adjacent 5.5 acre property proposed for the expansion of the original mobile home park.  The investigation was to determine the availability of sufficient water supply for domestic use and fire protection. We also provided alternatives for sanitary sewer service layouts and established the availability of utility services necessary to apply for a zone change of the property to allow for a density total of 51 mobile home units on the site and developed a “probable cost” for the expansion.

Based upon the preliminary findings, NBD was then contracted to provide park layout alternatives and civil engineering designs for traffic access circulation; drainage; dry utilities (power, telephone, gas, and cable); survey, and off-site improvements.

One of the challenging aspects of the project was creating a drainage channel that was acceptable by both the City of Las Vegas and NDOT.

NBD also provided on-site Construction Administration and in this role was able to address many construction issues in a timely manner.

The Pinnacle
Client: VLP Investments LLC

The Pinnacle is a three-story modern-style retail and office building located in the redevelopment area of downtown Henderson, Nevada. Street level space will feature a bakery and coffee house along with outdoor seating in a patio area facing the street. The second and third floors will house twenty-five office suites ranging from 100-200 square feet in size. The building will total 15,000 square feet.

NBD provided civil designs that included grading, on/off site utility improvements, and drainage designs. Due to the constraints of the site, some creative engineering was required in the design of the backflow connections and the grease trap for the kitchen areas.

Pahrump

Pahrump Sewer Conversion Project

Pahrump Sanitary Sewer Conversion
Client: Pahrump Town Board, Nevada

Services include the design of a sanitary sewer collection system to intercept the current septic tank system discharge from 10 current facilities near the Town Complex located at State Road 160 and Basin Road. These facilities include the Search and Rescue Building, ambulance building, pool area, library building, two snack bars, restroom facility, and the Community Center. Phase I of this project encompasses nine septic systems. The design of Phase II will include the interception of the septic system at the Town Office and the extension of the line for future building sites north of the Town Office.

Newport Heritage Meeting House
Client: Welles Pugsley Architects

Nevada By Design provided on-site and off-site construction drawings, project coordination and construction assistance for a new LDS church site located on the northeast corner of Racetrack Road and Burkholder Boulevard. Services rendered include horizontal control, grading plans, utility plans, off-site improvement plans, off-site water and sewer plans, right-of-way dedications, retaining wall plans, water network analysis, construction services.

Canyon Springs High School
Client: Tate Snyder Kimsey Architects
Owner: Clark County School District

41 acres of the Clark County School District's 54-acre site in the City of North Las Vegas, near 5th Street/Alexander High School, was developed to include a school building, playground areas, ball fields, and associated school bus and parking areas. 5100-feet of half-street improvements were designed, as well as, 5049-feet of sanitary sewer and 10652-feet of domestic water lines. The existing condition of the site included a major drainage wash designated as a FEMA Special Flood Hazard Zone "A" that traversed the center of the site and a minor wash across one of the corners.

Arbor View High School

Nevada By Design provided preliminary engineering design, engineering reports, on-site and off-site construction drawings, coordination and construction assistance for this new 40-acre school site located on the southeast corner of Buffalo Drive and Grand Teton Drive which lies within the jurisdiction of Clark County. Services included horizontal control, grading plans, utility plans, off-site improvement plans, easements, water network analysis, technical drainage study, traffic study, specifications, and probable cost estimates.
Winner of the 2005 AIA Merit Award in Built Category.

Miley Achievement Center
Owner:  Clark County School District

 

The Miley Achievement Center was developed by the Clark County School District to house 270 behaviorally challenged students ranging in ages from 5 to 22 years of age.  Issues such as campus organization, circulation, security, sound attenuation and sustainable design affected the layout of the building.  The overall project included 7.95 acres of which 214,425 Sq Ft consisted of asphalt and concrete.  Nevada By Design provided the civil engineering for all on-site utilities, pavement designs, site grading and drainage, and off-site utility coordination.  Unique to this facility was the need for three separate playground areas divided into elementary, middle and high school sections including two tennis courts and a running track.

This project was recognized by the American School Board Journal 2005, “Learning By Design” for its LEED-certified architectural and mechanical elements as well as innovative design use.

One Queensridge Place

Nevada By Design prepared tentative mapping and complete civil engineering designs for this project consisting of four 18-story towers.  Included in the scope of services are:  Survey; site grading design; drainage design; on-site and off-site utility design; off-site street, curb, and sidewalk improvements; fire protection; traffic engineering; and construction documents.

KLVX STUDIOS/CLARK COUNTY SCHOOL DISTRICT TECHNICAL CENTER

This two story project located on eight acres at the corner of McLeod Drive and Flamingo Road, will house the new television studios for the local PBS affiliate and the computer hub for the “Distant Learning Center”.  JMA Architecture is designing this facility to meet a Gold Level Certification under the LEED Program. 

Nevada By Design (NBD) is responsible for the civil engineering design of this project, including grading design, off-site utility coordination, street and sidewalk improvements, on-site utilities and surface improvements.  However, the challenges for this project are many:   

In its current state, there is a twenty-foot fall from the west to the side of the property.  The stormwater system in place beneath McLeod Drive is currently at its capacity and therefore alternative stormwater discharge routes are being designed.  In order to conform to LEED specifications, NBD has designed a system that will capture and treat all stormwater that fall upon the property before discharging off site.  This system will be located beneath the parking area at the low end of the property. 

In order to reduce the “heat island effect” and gain further LEED points, NBD has designed the onsite parking to be constructed of concrete.  Due to the slope of the property, NBD is also designing all exterior access points to and from the parking areas, to be compatible with Americans with Disabilities Act (ADA) Regulations.

CENTENNIAL HILLS LIBRARY

The Centennial Hills Library is located on seven acres near the corner of Buffalo Drive and Deer Springs Way.  This new 45.5K square foot facility will add a much-needed source of educational and recreational reading material for young and old alike.  

Nevada By Design worked with JMA Architecture to develop the project site by providing horizontal control, grading plans, on-site utility plans, off-site improvement plans, easement preparation, details, water network analysis, drainage study, and traffic study. 

An important aspect of this project is the LEED (Leadership in Energy & Environmental Design) Gold Level Certification that will be requested when the project is completed.  Toward that certification, Clayton Neilsen of NBD designed an Offsite and Onsite Drainage Basin as part of the storm water management system utilizing a product developed by “StormTech”.  

Because of certain community restrictions, soil conditions, and the amount of rainfall that is received here in Las Vegas Valley the StormTech underground detention system will be designed to capture the 100-year event and then discharge the captured stormwater at a rate at least 25% less than design storm. 

Additionally in LEED another point will be obtained through the implementation of a stormwater management plan that reduces impervious cover, promotes infiltration, and captures and treats the stormwater runoff from 90% of the average annual rainfall using acceptable Best Management Practices (BMP’s). 

The BMP that is recommended will be what they call a structural control and will be a combination of the detention basin prescribed previously and a facility that removes the Total Suspended Solids (TSS’s) and the oil/grease/gasoline from the stormwater through a chamber system. 

Through the use of the chamber system, as well as the StormTech detention system, the overall quality of the storm water that will be conveyed from this site will be cleaner as it enters the Las Vegas Wash.
